At Dicharry Homes, we’ve created a streamlined, personal, and professional experience to make building your dream home as exciting as it should be. Here’s what you can expect when you choose to build with us:

Step 1: Let’s Begin the Journey
We start by getting to know you. We’ll discuss your desired location, ideal home size, budget, and the must-have features that define your perfect home. Once we understand your vision, we’ll schedule a consultation with our New Home Specialist to refine your home search and guide you toward the best options.

Step 2: Finding Your Perfect Fit
You’ve decided that a Dicharry Home is the right choice—now it’s time to select the right home. Whether you’re choosing from a completed or under-construction home, or selecting a lot and floorplan to begin a custom build, we’ll walk you through every detail. Step 3: Designing Your Dream Home
This is where the magic happens. Within 7 business days of signing your Purchase Agreement, we’ll work with you to finalize any structural options—such as flex rooms, freestanding tubs, fireplaces, or outdoor kitchens—depending on your selected floorplan.

Then, its time to personalize your home at our one-of-a-kind Design Center in downtown Thibodaux, you’ll personalize your home with the guidance of our experienced interior design specialists. From flooring and paint to hardware and tile, you’ll explore a curated collection of high-end finishes that make your home truly yours. All selections must be chosen from our in-house options to ensure quality and consistency.

Step 4: Finalizing Plans & Pre-Construction
With all structural and design selections complete, we’ll schedule your Pre-Construction Meeting. Here, you’ll meet the Superintendent who will oversee the construction of your home. Together, we’ll review and confirm all plans, upgrades, and selections. Any additional options chosen will be documented in an addendum and paid at this time.

Step 5: Homeowner Orientation
Before closing, our production manager and quality control team will complete a thorough inspection of your new home to ensure it meets our high standards. Once inspections are passed, we’ll invite you to your Homeowner Orientation—a comprehensive walk-through that familiarizes you with your home’s systems, maintenance tips, warranty coverage, and selected finishes. We’ll verify that everything is in pristine condition and aligned with your expectations.

Step 6: Final Approval & Closing Day
Once we receive the final appraisal, pass all inspections, and secure the Certificate of Occupancy, your home is ready for closing. A Confirmation Tour will take place just before your closing appointment to ensure any final punch-list items are completed. Once you give your final approval, you’ll sign your closing documents, meet with our team, and receive your keys.
